ACCESS STATEMENT

THE PROPERTY

Easedale Lodge Guesthouse provides bed and breakfast accommodation for up to 14 visitors to Ambleside in 7 double rooms with en-suite or private facilities.

Guest bedroom facilities are on the first and second floors and there is a guest sitting room and a dining room in the conservatory extension, both on the ground floor. The owner's accommodation is separate at the rear and in the basement of the property.

The guesthouse is located on Compston Road which is the main road through Ambleside linking the south and north Lakes areas. Outside Easedale Lodge, the road is one-way running in a northerly direction through the village. The Lodge has two car parks, one at the side of the house and one across the park. The windows overlook parkland to the front and have village, fell and mountain views from the front, side and rear.

Easedale Lodge is a traditional Victorian Lakeland townhouse built in the late 1800's from Lakeland stone and slate under a slate roof. In keeping with a property of this era, the Lodge has high ceilings, an original fireplace, large sash and bay windows. In more recent times, the property has been updated with modern shower rooms, double glazing, solid oak doors, gas fired central heating and a pressurised hot water system.

The Lodge has an antique tiled hallway floor and a bespoke carpet to the stairs and landings - we therefore ask guests to leave outdoor footwear at the rear of the lower hallway under the radiator, above which are coat pegs to dry/air outdoor coats.

The main entrance and main emergency exit to and from the Lodge is via the front door which is above 2 large slate steps. The emergency exit at the rear of the dining room leads down one small step onto the rear car park.

All guest bedrooms are only accessible by stairs but the staircase is wide with a solid banister rail. They are not overly steep and have broad access on each level.

From the ground floor hallway, 12 steps lead to a first half-landing area with one further step leading to bedroom 1.

A turn of 180 degrees and 6 more steps leads to bedrooms 2, 3 and 4.

The second main staircase of 12 steps leads to a second half-landing area with a rear window then another 180 degrees turn leads to a further 6 steps leading to the second floor main landing and bedrooms 5, 6 and 7.

There is no wheelchair access to any of the bedrooms.

ARRIVAL & ENTRANCE

Standard check-in is between 4 pm and 8 pm unless otherwise arranged. Arrangements can be made for an earlier check-in where possible or for access to parking or luggage storage prior to check-in.
On arrival, please pull into our car park at the side to unload and come round to the front door to check in. The front door on Compston Road is the main guest entrance and has 2 slate steps into a small anti-room.  Access to the main entrance hallway is gained through a glass internal
door which is always locked. This door can be opened from the inside by turning a latch, and from the outside, only by your room key.
The outer front door is pulled to after 10 p.m. but is on a latch and opens when gently nudged. It is never locked when guests are in residence.

PARKING

Each room attracts free parking for one vehicle in one of our 2 car. The main car park is at the lodge and holds 5 cars, our overflow car park is across the park and holds an additional 4 cars. Both have level access. An appropriate space will be allocated to you on arrival with due regard to guests individual needs.

PRE-ARRIVAL

Easedale Lodge is situated at the bottom of Compston Road on the right hand side overlooking White Platts recreation ground. All the shops, inns and restaurants are within a few minutes walking distance.
Lake Windermere at Waterhead is approximately 1 mile.
The bus stops are just round the corner on Kelsick Road with buses running frequently to Windermere, Kendal, Coniston, Grasmere and Keswick.
The nearest railway station is in Windermere, approximately 4 miles away, with good rail links to Oxenholme on the West coast main line and onward destinations.
Several local taxi companies offer a reliable service - their numbers are in the guest information pack or we can contact them on your behalf.

GUEST ACCOMMODATION - PUBLIC AREAS

The entrance hall leads to the guest sitting room to the left, then beyond into the guest dining room. The stairs to the bedrooms are directly ahead of you on entering the house.
There are no steps into the dining room or the guest lounge.
All the bedrooms are accessed by wide, solid oak doors/entrances.
There are no public bathrooms.

DINING ROOM

The dining room is on the ground floor at the side of the house and offers easy access with views of the church and fells. Each table has on it the number of a bedroom for use by those guests of that particular bedroom.
The tables are laid accordingly to serve guests' needs. A self-service system is in operation for cereals, seeds, grapefruit, fresh fruit, prunes, yoghurt, juice etc.
The main breakfast together with tea, coffee and toast is served to all guests at their table. A breakfast menu is on each table for your selection each morning. The dining room is carpeted and heated.

GUEST LOUNGE

To the left of the entrance hall is the guest lounge. This is carpeted, centrally heated and has comfortable sofas. It contains maps, magazines, books, novels and information leaflets for a variety of Lakeland attractions.

GUEST BEDROOMS

Room 1 is en-suite and on the first floor off a half landing to the rear of the property.

Rooms 2 and 4 are on the first floor and are en-suite.

Room 3 is on the first floor and has a separate private shower room on the half landing near room 1, accessed down 6 steps and up one step.

There are no steps into any of the rooms from the landing areas.

Rooms 6 and 7 are on the second floor and are en-suite.

Room 5 is also on the second floor but has a separate, private shower room on the second floor landing, level to room 5.

There are no steps into the bedrooms from the landing areas.

Both the rooms with separate private facilities (rooms 3 and 5) have good sized sinks in the bedrooms and robes are provided.

All bedrooms are decorated and furnished to a very high standard and contain:-

Double or King Size bed, micro-fibre duvets and pillows (2 pillows per person) and decorative cushions and for throws. Extra blankets are located in the wardrobes.

All rooms have wardrobes, chest of drawers, bedside cabinets or shelves, additional seating, colour digital television and a hospitality tray with tea/coffee/hot chocolate making facilities and biscuits.

Each room has a hair-dryer, radio clock alarm, fire procedures notice and a bible together with a folder containing Guest Information.

BEDROOM 2 (FIRST FLOOR)  -King size, antique brass bed. 2 chairs. En-suite.

BEDROOM 3 (FIRST FLOOR) - Double bed. Chair. Separate, private shower room along the landing.

BEDROOM 4 (FIRST FLOOR) - Double bed. Window seat. En-suite.

BEDROOM 5 (SECOND FLOOR) - Double bed. Cushioned stool. Separate, private shower room along the landing.

BEDROOM 6 (SECOND FLOOR) - Solid oak, double bed. 2 chairs. En-suite.

BEDROOM 7 (SECOND FLOOR) - Double bed. Window seat. En suite.

ADDITIONAL INFORMATION

There are fire extinguishers, emergency lighting (always illuminated) and smoke detectors on each landing with smoke detectors in all rooms.

Mobile phone reception is generally good on most major networks.

The lodge has a Broadband and WiFi connection with guest access.

In accordance with the law, smoking is not allowed in any part of the house.
